RevPAR and ADR calculator

The three core hotel KPIs, calculated in a second from your real numbers.

Calculate occupancy, ADR and RevPAR

Occupancy

60.0%

room nights sold ÷ available

ADR

$70.00

revenue ÷ room nights sold

RevPAR

$42.00

occupancy × ADR

Occupancy is the share of available room nights you actually sold: it tells you how full the hotel is, not at what price.

ADR (Average Daily Rate) is the average rate actually earned per room sold: it tells you what you sell at, not how much you sell.

RevPAR (Revenue Per Available Room) combines the two: rooms revenue per available room, occupied or not. It is the metric revenue managers watch first because it cannot be gamed: pushing ADR up is pointless if occupancy collapses, and filling the house at rock-bottom rates is no better.

In the glossary: Occupancy rate · ADR (Average Daily Rate) · RevPAR (Revenue Per Available Room)
